It began in 1895 when John H Kooker built his home deep inside a large lot on W 5th St, with the house oriented perpendicular to the street. This last home was purchased by Albert B Hoyt, who following Hooker's death in 1917, bought the entire property and named it Hoyt Terrace. Five of the six homes still remain. Hoyt Terrace features a private entrance garden with lush landscaping and gorgeous water fountains, all maintained by the association. WINNER 2005 Historic PRESERVATION AWARD. Springfield's only gated community. Currently has a storage building on the lot which would need to be taken down by new owner in order to build a home. Zoned commercial but is buildable as a single family home with zoning change (it's a down zoning which is usually very doable).
